CHAPTER ONE

INTRODUCTION

1.1 Introduction

Estate management as a discipline and a noble profession especially in a developing country like Nigeria is progressively becoming significant. Governments, groups, corporate bodies and even private concerns action have taken a new dimension in the modern world as a result of rising economic trend especially in this period of global economic recession. Now the services of the experts and professionals abounding our labour force are being sought for, and their advice being utilized. A critical look and study of the various hand use problems. (LAND USE ACT) of 1978 in this country reveals that experts and professionals in the field of estate management and other related professions were not consulted for proper advice by the policy makers and implementations before making decisions. Today it is quite unfortunate that Nigeria which was once one of the richest third world country as an earlier said has fallen from grace to grass after her glorious days of the ever said oil-boom of the seventies. The nation has now become a debtor nation.

Estate surveyors and valuers play a crucial role in rural development in Nigeria. According to Oluwaseun and Adeyemi (2018), they are responsible for providing professional advice on land use, management, and development. This includes conducting feasibility studies, valuing properties, and negotiating land transactions. By doing so, they help to ensure that rural areas are developed in a sustainable and equitable manner.

One of the key roles of estate surveyors and valuers in rural development is to promote land reform. As noted by Oyewole and Oyewole (2017), this involves advocating for policies and practices that support land tenure security, land redistribution, and land use planning. By doing so, they help to address some of the key challenges facing rural communities in Nigeria, such as land grabbing, land speculation, and land conflicts.

Another important roles of estate surveyor and valuers in rural development in Nigeria.  is to facilitate infrastructure development. As highlighted by Adeniji and Ogunba (2019), they are often involved in the planning and implementation of infrastructure projects such as roads, bridges, and water supply systems. By doing so, they help to improve access to basic services and enhance the overall quality of life in rural areas.

Estate surveyors and valuers also play a critical role in promoting sustainable agriculture and rural livelihoods. As noted by Adeyemo and Adeyemo (2018), they are often involved in the valuation and management of agricultural land, as well as the provision of technical assistance to farmers. By doing so, they help to promote food security, reduce poverty, and enhance rural livelihoods in Nigeria.

1.2 Background of the Study

Ado-Ekiti local government was confirmed the most populous local government in Ekiti state going by the 2006 population census which put the population to 308,621. As at now the local government is pressure to have a population density of 4,3986 person per kilometer.

Geographically, the local government is located on latitude 7o35 and 74o47 North of the equator and longitude 5o11 and 5o16 east of the green which meridian .It is bounded on the North and West by Ifelodun/Irepodun Local Government and east and South by Aiyekire, Ikere and Ekiti South west local Government. Its longest North-south extent is 16km and the longest East-west stretch is about 20km.

 

Ado-Ekiti Local Government is a one town local Government that doubles as L.G and State headquarter which is about 200m above sea level in the south eastern part of Ireje stream and 500m above sea level in the North east limit. The landscape is dotted with rounded in selbergs and steep sided hills of volcanic origin such as Ayoba hill central to the region are gently undulating slopes which form the source of streams like Amu, Awedele, Ajilosun , Adere etc.

Following the rapid population growth and Emigration rate exluded by advancement in Economic activities recently at Ado-Ekiti and its environs and neighbourhood, the town has being elevated into an urban status which now calls for government’s attention in infrastructural development.

1.3 Statement of Problem

Despite the importance of rural development in Nigeria, there is a lack of understanding of the specific roles that estate surveyors and valuers play in this process. This has led to a lack of coordination and collaboration between these professionals and other stakeholders involved in rural development initiatives.

Another problem is the limited availability of data and information on the contributions of estate surveyors and valuers to rural development in Nigeria. This makes it difficult to assess the impact of their work and to identify areas where improvements can be made.

Additionally, there is a need to address the challenges faced by estate surveyors and valuers in rural areas, such as inadequate infrastructure, limited access to funding, and a lack of awareness among rural communities about the importance of their services. Without addressing these challenges, it will be difficult to fully leverage the potential of estate surveyors and valuers in promoting rural development in Nigeria.
